After the project is handed over to the client we assist the client or facility manager for during the defects liability period.
Our specific role at this stage depends on our role during the construction stage.
Our role here depends on our role during construction. We will facilitate the successful handover of the building in line with the Project Programme and conclude all aspects of the building contract.
Other services may be required at this point which will be dictated by the project specific schedules of services.
The building is constructed on site in accordance with the drawings and Construction Programme.
This includes the erection of components that are fabricated off site. Our role here is dependent on the client. We can supervise the contractors works, manage the construction or partner a main contractor to deliver a design-build project to the client.
Final drawings are prepared for the purposes of permit acquisition, tendering, and construction.
By the end of this stage the architectural, structural and mechanical services design and specifications will describe all main components of the building and how they fit together.
Any performance specified work will be defined.
Concept Design is further developed, and the design work is progressed.
By the end of Stage 3, the architectural, building services and structural engineering designs and a project strategy will all have been developed.
The Cost Information is to be aligned to the Project Budget
The Concept Design is our team’s initial response to the project brief.
Throughout this stage the initial Concept Design is produced in line with the requirements of the initial Project Brief. Based on a review of the concept(s) the brief is revisited, updated and issued as the Final Project Brief.
This includes the development of the initial Project Brief and any related feasibility studies. We consider the desired project outcomes, the project’s budget, and the site itself by undertaking site appraisals and collating site information.
The Project Programme is then developed.
During this stage, the client’s business case, strategic brief and other core project requirements are identified.
The Project Programme is established after a review of the site or possible project sites. In collaboration with the client, we can properly define the scope for a project and the Preparation and Briefing process can then begin.
